Site Plan Control Application - No. SP-2025-10 - 14815 County Road 2

The Township of South Stormont received a complete site plan control application on December 22nd, 2025, for the property at 14815 County Road 2.

The site plan control process ensures that development is safe, functional, and does not negatively impact neighboring properties or infrastructure. It also ensures that development standards required by the Township or other agencies are followed and applied.

Application No. SP-2025-10

The application is for the redevelopment of a former funeral home into a mixed-use building including:

  • Four (4) commercial office units on the ground floor; and
  • Twelve 2-bedroom residential apartment units on a second and third storey addition (6 units on each storey)

The property had previously undergone a zoning amendment application which generated public input, this input was incorporated in the site plan submission. In honoring the Township’s commitment to public notification about this project, the site plan application is being circulated for public feedback.

  • the location of buildings
  • landscaping
  • waste and recycling containers
  • traffic and pedestrian access

Examples of what site plan control cannot regulate:

  • minimum lot area
  • building height or density
  • interior building design
  • Certain exterior building design elements
